The BOMA/Chicago Commercial Real Estate Apprenticeship Program is the nation’s first federally registered apprenticeship dedicated to commercial office property management. This groundbreaking initiative offers City Colleges of Chicago graduates a unique pathway into a rewarding and dynamic career, providing hands-on experience in property management while working inside Chicago’s premier office buildings.

City Colleges Apprenticeship

  • Qualifications: Students must first complete the Commercial Real Estate 101 course, with a minimum attendance of 80%, and pass the course exam. Applicants must also be graduating from City Colleges of Chicago by May 2026 with a completed Associate’s degree.
  • This opportunity is a commitment for the summer of 2026.
  • Location: Downtown Chicago office building (in some firms, you may be on a roving team that works with several office buildings)
  • In-Person Role: This is an in-person role only for 40 hours a week from Monday through Friday. Virtual/remote working is not an option.
  • Hourly Wage: Starting at $18/hour
  • Schedule: Full-time, 40 hours per week for the Summer of 2026. Employer and employee to determine after the Summer whether the position becomes permanent and whether they wish to enroll in the registered Apprenticeship Program or simply continue the employee’s career development within the firm.
  • Start Date: May 2026
  • End Date: September 2026 (or longer if the employer and employee agree after the summer)

Job Description: Tenant Services Representative

A Tenant Services Representative is a member of an office building’s property management team, focused on developing strong relationships with tenants. The Tenant Services Representative serves as a primary point of contact for tenants, helping them with service requests and solving concerns. This role is an entryway into the commercial office property management profession (or as a steppingstone to other commercial real estate professions), offering the opportunity to learn how large commercial buildings operate and gaining exposure to an exciting industry.

Responsibilities:

  • Follow-up on daily tenant service requests (e.g., service calls and special service requests);
  • Coordinate Tenant move-ins/move-outs, facilitate completion of any construction punch list items, and distribute checklists to management team;
  • Conduct tenant focus groups;
  • Assist in developing, producing, and distributing building communications;
  • Update tenant warden lists;
  • Coordinate lobby exhibits, special events, special programs, holiday events, tenant breakfasts, gifts, and promotions;
  • Manage and promote conference centers (if applicable);
  • Supervise pop-up vendor activities;
  • Monitor dock log regarding deliveries and coordinate information flow between security, engineering, construction managers, and tenants;
  • Manage assigned service contracts and projects under the supervision of an Assistant Property Manager;
  • Assist Security Staff when needed;
  • Assist Property Manager and Project Accountant on collection efforts for tenant receivables;
  • Assist in preparation of Quarterly Ownership Reports and Annual Plans;
  • Maintain and update vendor and other files;
  • Support written company policies;
  • Carry out other duties as assigned by Property Manager.

Requirements:

Working Conditions and Physical Requirements

  • Applicants must be physically capable of performing the essential functions of the role, with or without reasonable accommodation, and without posing a direct threat to the health and safety of the individual or others.
  • All applicants must be able to:
  • Operate a personal computer;
  • Answer/talk on the telephone.
  • Visually inspect the building;
  • Detect emergency alarms, both auditory and visual;
  • Lift and rearrange lobby planters, holiday decorations, and tables/flowers/food for special events;
  • Make aesthetic decisions based on visual perception;
  • Drive and walk to various locations to purchase needed supplies and materials for special events and presentations; and
  • Ability to meet high attendance and punctuality standards.
  • Applicants may be required to pass a screening for the current illegal use of drugs on acceptance into the program and prior to being employed, depending on the member employer’s assessment of its job requirements.

Skills/Certification:

  • Good interpersonal skills;
  • Ability to maintain a calm demeanor in emergency situations;
  • A team-centered approach to working with others, including a desire to exchange ideas, information, and opinions with Staff and Property Management to formulate policies and programs;
  • Ability to converse with all levels of tenants; and
  • Ability to understand and read newspapers, periodicals, journals, and manuals to remain conversational and knowledgeable of local news and events.
